BIM Model — Information Modeling for Small Construction Companies
BIM is no longer just for large companies. Information models are becoming more common and can be utilized without a large investment. This guide explains what BIM means in practice.
What is BIM?
BIM (Building Information Modeling) means information modeling of a building. An information model is a digital twin of a building that contains 3D geometry as well as information about materials, dimensions, quantities and properties.
A traditional 2D drawing shows what a building looks like. A BIM model also tells what it consists of — how much concrete is needed, how many windows there are, how pipes run and where electrical points are located.
IFC (Industry Foundation Classes) is an open file format for sharing information models between different software. It is the "PDF" of the BIM world — standardized and widely supported.
Benefits of BIM for Construction Companies
Visual Understanding
A 3D model shows what the building looks like before construction. Errors are noticed at the design stage, not at the job site.
Accurate Quantity Takeoff
Material quantities can be extracted directly from the BIM model. No more manual measurement from drawings.
Clash Detection
Compatibility of different design disciplines (structural, HVAC, electrical) is checked before construction.
Up-to-Date Documentation
Changes are automatically updated in the model and drawings. No more outdated versions.
Automatic Quantity Lists
Accurate material quantities for bid estimation and procurement are obtained from the model.
Faster Construction
Better design means fewer errors at the job site, less demolition and rework.
How to Get Started with BIM
- Ask the designer for an IFC file in addition to drawings. Most designers already produce it automatically.
- Download a free IFC viewer (e.g., BIMcollab ZOOM or Solibri Anywhere). Learn basic navigation.
- Try quantity takeoff from an IFC file with Massoi. AI automatically extracts material quantities from the model.
- Use the model in site planning. A 3D view helps understand complex structures.
- Develop skills gradually. You don't need a BIM design tool — it's enough to know how to read models.
Massoi reads IFC files and extracts quantities automatically. Try it yourself.
