Tiling Bid Estimation — AI Calculates Square Footage and Costs

Creating a tiling bid requires accurate surface areas, material calculations, and waste percentage. Massoi calculates everything from blueprints automatically.

What to watch when pricing a tile bid

Tile work has thin margins for error: areas need to be measured precisely, waste factor accounted for, and waterproofing priced as its own line item. A typical bathroom carries 10–15% waste, but large-format tile (24×24+) can push waste to 20% due to cutting. Mosaic loses only ~5% but the labor is several times more expensive.

Code requires waterproof shower walls and floors and waterproof joints; full-membrane systems (Schluter-Kerdi, RedGard) are industry best practice and the standard on quality bids. A failure typically gets denied by insurers under workmanship or maintenance exclusions. On the bid, waterproofing is a separate line — both for material ($4–$8/sqft) and labor. Grout choice swings the final number too: cement grout runs $0.50–$1.50/sqft, while epoxy grout in wet areas hits $4–$8/sqft and lasts substantially longer.

What Does AI Calculate for a Tiling Contract?

Tiling Surface Areas

Wall and floor areas by room. Windows, doors, and fixtures are deducted automatically.

Waterproofing Areas

Wet room waterproofing surfaces are calculated separately. Splash zones and full surface waterproofing.

Material Quantities

Tile quantities, adhesive, grout, and waterproofing. Waste percentage included.

Frequently asked questions about tile bid estimation

How much does tile work cost per square foot?
Tile labor alone runs $6–$14/sqft for floors and $7–$14/sqft for walls. With materials, a tiled wall is typically $10–$25/sqft and tiled floor $11–$28/sqft. Waterproofing adds $4–$8/sqft. The range comes from tile selection, installation difficulty, and regional labor rates.
How do I calculate tiled area from blueprints?
Wet-room walls: multiply the room's wall perimeter by tiling height (usually full height). Subtract door and window openings. Floor: room length × width, subtract toilet/shower-base footprint only if you're not tiling underneath. Massoi reads this automatically from the floor plan and outputs tiled area room by room.
What waste factor should I use for tile?
10% is enough for standard tile. Large-format tile (24×24 and up) calls for 12–15% due to cuts. Diagonal layouts go 15–20%. Mosaic stays at 5–7%. Always order extra — getting matching tile from the same dye lot later is hard, and shade differences will show.
Does tile work require waterproofing?
In wet areas, yes — IPC/IRC require waterproof shower walls to at least 6 ft above the floor and a waterproof shower floor. Full-membrane systems (Schluter-Kerdi, RedGard) go in before tile. Most jurisdictions inspect this as part of the closed-wall or plumbing inspection rather than a standalone visit. Dry areas (kitchen backsplash, e.g.) don't need waterproofing.
How do tile flatness specs affect the price?
ANSI A108 sets substrate flatness at 1/4" in 10 ft for tile under 15" and 1/8" in 10 ft for tile 15" and larger. Tighter tolerances need more leveling compound and slower install — adding 30–50% to labor. Looser specs are fine for utility spaces. Spec the tolerance up front; you can't change it mid-job.
