Window and door bid estimation is based on unit counts by type, not on area. Each window and door is its own product with a rough opening size (width × height), a material (wood, vinyl or aluminum-clad) and an operation type. A mid-rise building can have 10–20 window types and several door types, so the takeoff must identify the window marks on the drawings and group the products by type — a lumped 'total count' leads to wrong pricing, because the unit prices of the types differ several-fold.
Special requirements drive the price more than size does. A window's U-factor is regulated by energy codes (IECC / ENERGY STAR), and a better value adds a $200–400 surcharge per unit. Fire-rated doors (20/45/90-minute), sound ratings (STC) and safety glazing in hazardous locations change both price and lead time, and they must be itemized per product in the bid. Long lead times on special products also affect the schedule and cash flow.
Beyond the installation price, you have to remember the hardware and ancillary work that is easily missed in takeoff. Hardware (levers, locksets, hinges, door closers), weatherstripping, flashing and the removal of the old window or door can be 20–30 % of the installation price. In a renovation you must also allow for repairing frames and openings, which is not always shown on the drawings. These items should be priced as their own line items alongside the product price.
