Facade bid estimation — AI calculates surface areas for you

The basis of facade bid estimation is an accurate area: window, door and other openings are subtracted from the gross facade square footage to get the real net area to be worked. On complex facades, bays, projections, balconies and decorative trims increase the workload far more than a flat wall surface, so a single square-foot price does not reflect the true difficulty of the work. For that reason, areas should be broken down per elevation and per detail already at the takeoff stage.

A facade is rarely a single layer. In a ventilated rainscreen the cost is made up of added insulation, a weather-resistive barrier, furring and the cladding itself, whereas in stucco systems — three-coat stucco or thin coats over exterior insulation (EIFS) — the price depends on coat thickness, lath or mesh reinforcement and substrate preparation. The material choice (brick, stucco, fiber-cement, metal panel or vinyl) drives both the square-foot price and the scaffolding need. In a renovation, the demolition of the old facade and the repair of damage found in the condition survey must also be priced, and these can be a significant risk item.

Scaffolding and weather protection are the hidden cost of a facade contract and are often underestimated. Scaffold hire is typically priced as erection and dismantling plus a weekly rent, so the project duration directly affects the scaffolding cost — a delay raises the price every week. On tall buildings you must also account for weather protection (stucco, for example, requires certain temperature and humidity conditions), fall protection and lifting equipment. These items should be calculated as their own line items, not hidden in the square-foot price.
